N4 — Notice to End a Tenancy Early for Non-payment of Rent
Serve this notice when a tenant has not paid rent. This is the first step before filing an L1.
N5 — Landlord's Notice to End Tenancy for Interference or Damage
Serve this notice when a tenant is interfering with the reasonable enjoyment of other tenants or the landlord, or has caused damage to the unit. First notice gives 20 days; second notice within 6 months gives 14 days.
N6 — Landlord's Notice to End Tenancy for Illegal Acts
Serve when a tenant commits an illegal act in the rental unit or complex, or runs an illegal business from the unit. Drug-related illegal acts: 10-day notice. Other illegal acts: 20-day notice (first), 14-day notice (second within 6 months).
N7 — Landlord's Notice to End Tenancy for Causing Serious Problems
Serve when the tenant has wilfully caused serious damage, seriously impaired the safety of another person, or used the unit in a manner causing serious damage. 10-day notice with no void period.
N8 — Notice to End Tenancy at End of the Term
Serve an N8 when your tenant has persistently paid rent late (3+ times in a 12-month period) or misrepresented their income for a rent-geared-to-income unit. Requires 60 days notice, terminating at the end of a rental period.
N11 — Agreement to End the Tenancy
A mutual agreement between landlord and tenant to end the tenancy on a specific date. Both parties must sign. No notice period required.
N12 — Notice to End Tenancy
Serve this notice when the landlord, a purchaser, or a family member requires the rental unit for personal use. Requires 60 days notice and one month's rent compensation.
N13 — Notice to End Tenancy
Serve when the rental unit will be demolished, converted to non-residential use, or requires extensive renovations. 120-day notice. Compensation: 3 months' rent (5+ unit buildings) or 1 month's rent (fewer than 5 units), or the landlord must provide another acceptable unit.
L1 — Application to Evict a Tenant for Non-payment of Rent and to Collect Rent the Tenant Owes
File this application after serving an N4 notice. Used to evict for non-payment and collect owed rent.
L2 — Application to End a Tenancy and Collect Rent the Tenant Owes
File this application after a notice to end tenancy (N5, N6, N7, N8, N12, or N13) has been served and the tenant has not vacated. Also used when a unit is abandoned. Used to obtain an eviction order from the LTB.
L3 — Application to End a Tenancy
File when a tenant signed an N11 agreement or was given a notice (N12/N13) but did not move out by the termination date.
L9 — Application to Collect Rent the Tenant Owes
File when a former tenant has moved out but still owes rent. Must be filed within 1 year of the tenant vacating.
COS — Certificate of Service
Certify that you served a document (such as an N4 notice) on the other party. Required when filing most LTB applications.
T1 — Tenant Application for a Rebate of Money the Landlord Owes
File when your landlord owes you money: rent deposit interest not paid, illegal rent increase, or prohibited charges like damage deposits.
T2 — Application About Tenant Rights
File when the landlord has interfered with your rights, harassed you, or illegally entered your unit.
T6 — Application About Maintenance
File when the landlord has not maintained the rental unit or building, or does not comply with health or safety standards.
T7 — Tenant Application about Suite Meters
File when your landlord installed suite meters or converted to tenant-paid utilities without following proper procedures, or is overcharging you.
