When to use it
After the N4 termination date has passed and the tenant has not paid or vacated.
What happens next
The LTB schedules a hearing. If successful, you get an order for the rent owed and/or eviction. Filing fee: $186 (online) paid to the LTB.
Note: The LTB charges a separate government filing fee ($186 online / $201 by mail), paid directly to the LTB when you file.
Common mistakes
- ✗Filing too early — must wait until the N4 termination date has passed
- ✗Wrong arrears amount — must match exactly what's owed at time of filing
- ✗Missing Certificate of Service for the N4
- ✗Not including all months of arrears
