Do I need to create an account?

You can use our free tools (rent calculator, deadline calculator, and form finder) without an account. To purchase and generate forms, you'll need to create a free account. This allows you to save your progress, manage your cases, and access your purchased documents at any time.

Are your forms updated for Bill 60 (2026)?

Yes. We track Ontario's Bill 60 (Fighting Delays, Building Faster Act, 2025), which received Royal Assent on November 27, 2025. Key updates:

• N4 notice period: currently 14 days for monthly/annual tenancies, 7 days for daily/weekly tenancies. Bill 60 will reduce all N4 notices to 7 days, but this provision (RTA s.59) requires separate proclamation before it takes effect. We will update automatically when proclaimed.
• N12 compensation: currently 1 month's rent is required. Bill 60 will allow a compensation exemption if ≥120 days' notice is given, but this change also requires proclamation.
• Appeal window: Bill 60 shortens the LTB review window from 30 to 15 days when proclaimed.
• Current filing fees and procedures are up to date.
