When to use it
As soon as rent is overdue. Do not wait — every day of delay extends your timeline.
What happens next
The tenant has 14 days (monthly/annual tenancy) to pay all rent owed or move out. If they don't, you can file an L1 application with the LTB.
Common mistakes
- ✗Wrong termination date — must be exactly 14 days after service for monthly tenants
- ✗Incorrect rent amount — must match the lease exactly
- ✗Serving by the wrong method — method affects when the notice is deemed received
