Terms of Service

1. Service Description

LTB Ready is a document preparation tool that helps landlords and tenants in Ontario create forms for the Landlord and Tenant Board. The Service allows you to enter information, generate pre-filled PDF forms (including but not limited to N4, L1, T2, T6, N12, L2, and N5 forms), track cases, calculate deadlines, compute rent arrears, and organize supporting evidence.

2. Not Legal Advice — Important Disclaimer

LTB Ready is not a law firm, legal aid clinic, paralegal service, or legal advice provider. The Service provides document preparation assistance only. No information provided by the Service — including form content, deadline calculations, decision tree recommendations, or help text — constitutes legal advice.

Using the Service does not create a solicitor-client relationship or a paralegal-client relationship. The forms generated by the Service are based solely on the information you provide. We do not review your forms for legal sufficiency, strategic merit, or completeness.

For legal advice regarding your specific situation, you should consult a licensed paralegal or lawyer in Ontario. You can contact the Law Society of Ontario or Legal Aid Ontario for referrals.

3. Eligibility and Account Terms

• You must be at least 18 years of age to use the Service.
• You must provide accurate and complete information when creating your account and keep your account information up to date.
• You are responsible for maintaining the confidentiality of your account credentials and for all activity that occurs under your account.
• You may not create more than one account per person.
• You must not use the Service for any unlawful purpose or in violation of these Terms.

4. User Responsibilities

By using the Service, you acknowledge and agree that:

1. You are solely responsible for the accuracy, completeness, and legality of all information you enter into the Service.
2. You are responsible for reviewing all generated forms before filing them with the LTB or serving them on another party.
3. You are responsible for ensuring that you follow all applicable rules, procedures, and timelines set by the LTB and the Residential Tenancies Act, 2006.
4. You will not use the Service to prepare fraudulent, misleading, or bad-faith filings.
5. You will not upload illegal, harmful, or objectionable content through the Evidence Builder or any other feature.

5. Pricing and Payments

The Service uses a per-matter pricing model. You pay a one-time fee for each form or document bundle you purchase. Current pricing is as follows:

• Non-Payment Eviction Bundle: $59 — Includes N4 Notice, L1 Application, Certificate of Service, and Rent Ledger.
• Personal Use Eviction Bundle: $69 — Includes N12 Notice, L2 Application, Certificate of Service, and Affidavit Template.
• Single Landlord Form: $29 — Any individual landlord form (N4, N5, N12, L1, L2, or Certificate of Service).
• Tenant Forms: $9 each — T2 (Tenant Rights) or T6 (Maintenance).
• Compliance Checker: $9 — Notice period verification and pre-action checklists.

All payments are one-time charges processed securely through Stripe. Upon successful payment, you receive immediate access to download your generated documents. Because the Service delivers digital documents immediately upon purchase, all sales are final and we do not provide refunds except where required by applicable law.

Free tools — including the rent arrears calculator, deadline calculator, and "Which form do I need?" quiz — are available to all users at no charge without an account.

We reserve the right to change our pricing at any time. Price changes will apply to future purchases only and will not affect documents you have already purchased.

6. Intellectual Property

You retain ownership of all data and content you provide through the Service, including the information you enter into forms and any evidence files you upload. We do not claim ownership of your data.

We own and retain all rights, title, and interest in the Service itself, including the software, design, branding, code, templates, algorithms, and all related intellectual property. You may not copy, modify, distribute, reverse-engineer, or create derivative works based on the Service without our prior written consent.

7. Limitation of Liability

To the maximum extent permitted by applicable law, LTB Ready and its owners, operators, employees, and affiliates shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including but not limited to loss of profits, data, business opportunities, or legal outcomes, arising out of or in connection with your use of the Service.

Without limiting the foregoing:

• We are not responsible for the outcome of any LTB hearing, application, or proceeding.
• We are not responsible for errors in forms that result from inaccurate information you provided.
• We are not responsible for missed deadlines, improperly served notices, or any other procedural issues.
• We are not responsible for any decisions you make based on information provided by the Service, including deadline calculations and form recommendations.

Our total aggregate liability to you for any claim arising out of or relating to the Service shall not exceed the amount you paid to us in the twelve (12) months preceding the claim.

8. Disclaimer of Warranties

The Service is provided on an "as is" and "as available" basis without warranties of any kind, whether express or implied, including but not limited to implied warranties of merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the Service will be uninterrupted, error-free, or free of harmful components. We do not warrant that the forms generated by the Service will be accepted by the LTB or any other body.

9. Termination and Suspension

We reserve the right to suspend or terminate your account and access to the Service at any time, with or without notice, for conduct that we determine, in our sole discretion, violates these Terms, is harmful to other users, or is otherwise objectionable. Upon termination, your right to use the Service ceases immediately. You may also terminate your account at any time by deleting it through the Settings page.

10. Indemnification

You agree to indemnify, defend, and hold harmless LTB Ready and its owners, operators, employees, and affiliates from and against any claims, damages, losses, liabilities, costs, and expenses (including reasonable legal fees) arising out of or relating to your use of the Service, your violation of these Terms, or your violation of any rights of a third party.

11. Modifications to the Terms

We may update these Terms from time to time. When we make material changes, we will update the "Last updated" date at the top of this page and, where appropriate, notify you by email. Your continued use of the Service after changes are posted constitutes your acceptance of the revised Terms. If you do not agree to the revised Terms, you must stop using the Service.

12. Governing Law and Dispute Resolution

These Terms shall be governed by and construed in accordance with the laws of the Province of Ontario and the federal laws of Canada applicable therein, without regard to conflict of law principles. Any disputes arising out of or relating to these Terms or the Service shall be subject to the exclusive jurisdiction of the courts located in the Province of Ontario, Canada.

13. Severability

If any provision of these Terms is found to be unenforceable or invalid by a court of competent jurisdiction, the remaining provisions shall continue in full force and effect.
