When to use it
When a tenant or someone they permitted is committing illegal acts in the rental unit or complex.
What happens next
For drug-related illegal acts: 10-day notice, no void period — file an L2 after the termination date. For other illegal acts: 20-day first notice (tenant can void within 7 days by stopping), or 14 days on a second notice within 6 months. The LTB can order eviction.
