Who needs this form?

Landlords dealing with illegal activity in the rental unit

When to use it

When a tenant or someone they permitted is committing illegal acts in the rental unit or complex.

What happens next

For drug-related illegal acts: 10-day notice, no void period — file an L2 after the termination date. For other illegal acts: 20-day first notice (tenant can void within 7 days by stopping), or 14 days on a second notice within 6 months. The LTB can order eviction.

Common mistakes

  • Not having evidence of the illegal activity
  • Confusing N6 with N5 — N6 is specifically for illegal acts
  • Using the wrong notice period — drug vs. non-drug illegal acts have different timelines
