When to use it

When the unit will be torn down, converted to non-residential use, or requires repairs so extensive that the unit must be vacant.

What happens next

120-day notice. Compensation required: 3 months' rent for buildings with 5 or more units, or 1 month's rent for buildings with fewer than 5 units (or the landlord must offer another acceptable unit). Tenant has right of first refusal to return after renovations.
